The cleveland.com article that appeared behind a paywall this morning is no longer behind a paywall. So here it is again, for your reading pleasure….

Cuyahoga County, citing COVID, forgoes informal process to dispute 2021′s home appraisals (Click Here)

This article is insulting. The gigantic increase in Lakewood property taxes and the shenanigans being undertaken by the County to deny taxpayers the informal (and low-cost) appeal process, that’s plenty bad enough. But then cleveland.com can’t seem to ponder any of the nonsense being fed to it by the County. The County blames “Ohio officials” for “a later-than-usual approval of its tentative parameters as to how properties should be valued” for the two-month delay in formulating revised valuations, and hence the inability of the County to undertake the informal complaint process.

Right……..

Pathetic.

And now, less than two hours later, the article is back behind a paywall, and buried about halfway down the page. Where it won't be found and can't be read by non-subscribers. Whatever....

They could easily have an online form to fill out and submit an objection. If Covid is the issue, that solve it.

But they aren’t doing that, or anything, to let people object prior to certification of values. You are locked in to their new appraisal and your next bill this upcoming January will be at that value.

After Jan 1 you can file a Board of Revision formal complaint and go through a time consuming process. That could take months to schedule a hearing. Then you get your July bill. If you eventually “win” your case, and that’s unlikely, you can then ask for a refund of the higher amount you paid. But, until then, you pay the tax they say you owe.

I don’t know, but I think a $100,000 increase (67%) since 2018 is pretty outrageous, unless I paid an inflated price for my house.

In some areas, homes are immediately reassessed at time of sale. That means buyers paying big bucks pay the higher rates while long term homeowners are more gradually brought up.

I attempted to appeal the last increase, it was a waste of time. The problem, they don't care if half your home is missing, the appointed Cuyahoga County Fiscal Officer's office does not review or look at individual properties. The fiscal officer is a CPA, therefore, the increase has nothing to do with reality or the actual market value of your home, he simply applies a cross the board increase.

The voters in Cuyahoga County don't like democracy, they voted to remove an elected assessor and allow a corrupt County Council appoint a fiscal officer removing this office's accountability to voters. You getting a lesson in socialism at its best and the price of living in City and School District with elected officials that have no conception of reality and they don't care if people can't afford to own a home.

What I'm going to do is have them provide all the property tax increases on the city and county elected and appointed officials homes. It will be interesting to reveal just how corrupt the government is.
